星河湾惊现多套超低价二手房 原与回迁房使用同样案名   星河湾惊现多套超低价二手房 自降身价还是“李鬼”出没?   每经记者 王杰   在中国豪宅界,星河湾早已声名远扬。从最早的广州星河湾,到北京星河湾、浦东星河湾,再到上海星河湾、太原星河湾……几乎每一个项目都是所在城市的高端项目典范。   联合信用评级有限公司在公司债评级报告中指出,星河湾专注于高端房地产的开发和销售,经过多年的经营,已经建立起良好的企业形象,“星河湾”品牌定位明确,在国内房地产市场有良好的口碑。   当然,星河湾项目的价格自然不菲。然而,《每日经济新闻》记者近日注意到,在“房天下”网站上,鄂尔多斯惊现多套超低价星河湾二手房出售,该网站挂出的这些房屋,价格均低于4000元 平方米。   是星河湾自降身价还是半路杀出“李鬼”?《每日经济新闻》记者展开了调查。   超低报价原是回迁房   星河湾集团官网介绍,鄂尔多斯星河湾集十多年星河湾品牌之大成,打造城市最高端的生态社区,为鄂尔多斯呈献一个“草原宫殿”。该项目首期规划总用地面积约1.21平方公里,规划住宅建筑面积约70多万平方米,是鄂尔多斯目前最大的社区。项目规划打造全球同纬度最美的社区园林、鄂尔多斯最美的景观河,修建鄂尔多斯全市最大的宽200米、长3000米的河岸绿化带,精心打造两个景观岛与四个景观河坝,一期建约380米长的骑江木栈道,销售中心与东康快线之间规划有宽310米的绿化公园,这些都将成为鄂尔多斯独特的风景线。   那么,这个项目的价格是多少?《每日经济新闻》记者找到了彼时的一则报道。《北京晨报》2012年5月的一篇文章称,当记者以购房人的身份踏进已被神话了的星河湾售楼处时,听到的是这样的介绍:“我们马上要推出88套均价在每平方米1万~1.8万元的特价房,绝对不会再出现比这还低的价格了,5月8日公司会开新闻发布会做出承诺,以后要是比这个价格还低,会双倍赔付。”   为何前后价格有如此大的悬殊?根据网站上预留的电话,记者联系到星河湾二手房业主李先生。李先生表示,此星河湾的开发商确为豪宅开发商星河湾集团,但目前挂牌的房子,是鄂尔多斯星河湾的回迁房。   另外一户报价超低的星河湾二手房业主表示,虽为同一家开发商,但其房价低的原因,是星河湾商品房带精装修,而回迁房是毛坯交房。   记者随后也联系了星河湾集团,但截至发稿时,尚未收到星河湾集团方面的回复。   豪宅与回迁房为邻   有业内人士认为,决定豪宅的价值在于品质,而品质背后的推手是品牌。尤其对于豪宅来说,品牌的决定性作用更大。“豪宅虽然也看地段,但一定会看品牌。”豪宅圈内人士指出。   随着房地产市场垄断程度的加剧,开发商更加重视对品牌的维护,包括借助品牌构建圈层,以加大品牌的吸引力与忠诚度。目前,几乎所有的品牌发展商都有自己的大客户平台,专门针对豪宅买家进行资源整合,以圈层效应来推动销售。   圈层是什么?说起来似乎很玄乎,但是其实不过是源于“物以类聚、人以群分”的社会学定律,冯小刚的电影中曾这么调侃圈层――“周围的邻居不是开宝马就是开奔驰,你要是开一日本车呀,你都不好意思跟人家打招呼。”   值得注意的是,保障房配建机制由来已久。在北京、上海等城市,土地“招拍挂”的商品房项目多配建廉租住房、公共租赁住房或拆迁安置用房等具有保障性质的政策性住房。而豪宅与回迁房、保障房为邻,也很常见。   豪宅项目和保障房项目使用同样的案名,对品牌是否有所损害?有什么措施可以降低对品牌的伤害?   中国房地产数据研究院执行院长陈晟对《每日经济新闻》记者表示,同样的案名,在进入二手房市场时会有一定的影响。如果回迁房进入二手房市场,会形成一些人为的供给,使得高端商品房的稀缺性下降,也会延迟这类房屋的价格上涨。   陈晟说,可以通过一些纵线分隔这两种产品,严格区分两个区域的产品类别。 进入【新浪财经股吧】讨论相关的主题文章:
